
Buyers often use “prefab” and “PEB” as if they mean the same thing. They do not. The difference matters because a 200 sq ft site office and a 20,000 sq ft warehouse have completely different structural and operational requirements.
What is the difference between prefab and PEB?
Prefab is a broad construction approach in which components are manufactured partly or substantially off site. PEB is a specific engineered steel-building system, typically used for larger clear-span industrial or commercial buildings.
Prefab can include panelised cabins, modular rooms, portable offices and labour accommodation, and other factory-made components. PEB systems commonly use engineered primary steel frames, secondary members and cladding for larger spans.
Is prefab cheaper than PEB?
There is no universal rate comparison because the two systems solve different building problems. Compare the complete building against its intended use and span.
For a 20 × 10 ft insulated site office, an indicative prefab planning range is about ₹1,700–₹2,600 per sq ft, or ₹3.4–₹5.2 lakh delivered and erected within NCR. PEB shell rates normally relate to much larger buildings and may exclude foundations, services and finishing.
When should you choose prefab?
Choose prefab when the project needs modular rooms, site offices, accommodation, toilet blocks or compact buildings that can be quickly fabricated and potentially relocated. It is especially useful when you need multiple repeated modules rather than one large column-free hall.
If the room list looks like offices, bedrooms, toilets and mess areas, modular prefab is usually the natural starting point. Standardisation can save more time than customising every block separately.
When does PEB make more sense?
PEB is generally the stronger system when a project needs large clear spans, high eaves, industrial loads, cranes, large door openings or warehouse-scale floor areas. That does not make PEB better than prefab; it makes it better suited to a different geometry and loading problem.
Compare the complete installed solution
A 5,000 sq ft modular project at ₹1,700–₹2,600 per sq ft would plan at roughly ₹85 lakh–₹1.30 crore as an illustration, before project-specific exclusions. This is not a PEB quotation. A fair PEB comparison should include foundations, primary and secondary steel, cladding, doors, flooring, services, erection, craneage, transport and finishes.
Prefab is not the answer for every large or heavily loaded building. Once clear spans, cranes, industrial loads or complex permanent services dominate, another structural system may be more appropriate.
