Fire Rating, Wind Load & Monsoon Performance of Prefab Structures

A factory-made panel does not automatically make a building safe. Fire performance depends on the assembly, wind depends on engineered frame and fixings, and monsoon performance depends heavily on roof drainage and joints.

Engineered prefab structure with insulated panels and steel frame built for Indian weather
Quick answer

There is no universal fireproof prefab specification. Ask for tested fire performance of the exact assembly, structural wind design to the applicable Indian standard, and roof/joint detailing for monsoon exposure. A higher-spec insulated prefab building can be planned around ₹1,900–₹2,800/sq ft in NCR.

What fire rating should a prefab structure have?

The required fire performance depends on occupancy, height, location, fire strategy and the exact wall/roof assembly.

  • Specify the exact core, skins, joints, doors and penetrations. Do not call an insulated panel simply fireproof.
  • PUF/PIR, EPS and Rockwool must each be judged by the exact product and tested assembly. (See our PUF sandwich panel thickness guide.)

How is wind load checked?

Wind design should use the applicable Indian wind-load standard and the building's location, height, terrain, geometry and openings.

  • IS 875 (Part 3):2015 addresses wind forces on buildings, structural elements and cladding/components.
  • Check the frame, roof, wall panels, fixings, anchors, edge zones and rooftop exposure. For how sections and connections are sized, read MS structure design for prefab.

Can prefab handle monsoon?

Yes, when roof slope, drainage, flashing, sealants, corrosion protection and site levels are designed correctly.

  • The panel face is not the waterproofing strategy. Leaks commonly originate at joints, flashings, roof penetrations and door/window interfaces.
  • Practitioner rule: the panel joint above a door deserves the same attention as the panel face.

What should the BOQ specify?

The BOQ should describe measurable performance rather than vague phrases such as fireproof or windproof:

  • Panel thickness and declared performance
  • Fire classification where required
  • Steel sections and design responsibility
  • Wind design basis
  • Anchors/fixings
  • Roof slope, flashing, gutters/downpipes
  • Sealant and corrosion protection

For a worked example, see what EPC contractors should specify for a prefab site office.

What does higher performance add to cost?

It changes the frame, fixings, panels, openings and roof detailing rather than adding one simple surcharge.

  • For early planning, ₹1,900–₹2,800/sq ft is a broad higher-spec insulated-building range in NCR. A 500 sq ft building is roughly ₹9.5–₹14 lakh before unusual civil works.
  • This is an industry planning range, not a quotation. For the wider cost picture, read prefab vs traditional construction cost; for worker housing budgets, see prefab labour colony cost.

Closing takeaway

Do not ask whether a cabin is simply fireproof or windproof. Ask for tested assembly performance, structural wind design, fixing/anchoring, drainage and joint details.

Frequently Asked Questions

Are prefab buildings fireproof?

No. Fire performance must be specified for the exact assembly, including core, skins, joints, openings and services.

Can PUF panels resist fire?

It depends on the exact formulation and tested assembly. Ask for the manufacturer's declared classification or test evidence.

What wind code applies in India?

IS 875 (Part 3):2015 is the Indian wind-load standard for buildings and structures.

Will prefab leak during monsoon?

A properly detailed prefab can be weather-tight, but joints, flashings, penetrations and drainage need careful detailing.

Does wind load change MS pipe size?

It can. Wind pressure and uplift affect frame forces, bracing, connections and anchoring.

What should I ask the vendor?

Ask for panel performance documentation, structural wind basis, fixing/anchoring details and roof/joint waterproofing scope.
